Best Places to Live

Where are the Best Places to Live in the U.S.?  Sequim has been identified as one of the 10 Best Places to Retire in magazine articles and has been praised in many articles over the past 15 years as one of the Best Places to Live.  CNN Money Magazine recently published its list of the 100 Best Places to Live in the U.S., and the State of Washington has three slots in the top 18.  Here is the list of the top 25.

Best Places to Live in Washington

Mukilteo, Sammamish, and Newcastle are the three Washington cities identified in the list of Best Places to Live.  The reason I mention this is because Sequim has so much in common with these three winners, it is obvious that based on the criteria for choosing the Best Places to Live in Washington, Sequim is clearly a winner too.  Of course, there can only be 100 on the 100 Best Places to Live list, so there are undoubtedly many cities that should or could be on the list, too, but there’s no doubt Sequim is qualified to be on this list, and Sequim has been on top 10 Best Places to Retire lists in the past.

Best Places to Live – Sequim WA

Sequim WA is a community of 4,000 people, 2.5 hours from Seattle by road or ferry, has the beautiful Strait of Juan de Fuca on the north and the gorgeous Olympic Mountains on the south, which also means we sit in the Olympic Rain Shadow where we get 1/3rd the rainfall of Seattle, and we are outside the I-5 corridor.  This also means we don’t get drive through traffic, and the crime rate is so low it feels like we went back in time 40 years.  The lifestyle is wonderful, the area is pristine, and the list of recreation is long. 

There’s no doubt that Sequim is one of the Best Places to Live in the America.

Port Angeles USDA Affordable Housing

There is a push by many buyers to take advantage of affordable housing programs, including the Federal Buyer’s Credit and a great program referred to as Section 502 of the United States Department of Agriculture (USDA).  In a recent communication with local lenders, the Department of Rural Housing for Washington State wrote, “As you know, the first time home buyer market has experienced a surge in volume over the last year and all of us involved in the mortgage industry are feeling the affects of that volume.   Because the Rural Development Guaranteed Loan Program is the only zero-down program remaining (other than VA) – many first time homebuyers are choosing the program and it has led to unprecedented demand.”

Here’s a great description of this loan program directly from the Department’s website:

Rural Housing Direct Loans are loans that are directly funded by the Government.   These loans are available for low- and very low-income households to obtain homeownership.  Applicants may obtain 100% financing to purchase an existing dwelling, purchase a site and construct a dwelling, or purchase newly constructed dwellings located in rural areas.  Mortgage payments are based on the household’s adjusted income.  These loans are commonly referred to as Section 502 Direct Loans.

Purpose: Section 502 loans are primarily used to help low-income individuals or households purchase homes in rural areas. Funds can be used to build, repair, renovate or relocate a home, or to purchase and prepare sites, including providing water and sewage facilities.

Eligibility: Applicants for direct loans from HCFP must have very low or low incomes.   Very low income is defined as below 50 percent of the area median income (AMI); low income is between 50 and 80 percent of AMI; moderate income is 80 to 100 percent of AMI.  Click here to review area income limits for this program.  Families must be without adequate housing, but be able to afford the mortgage payments, including taxes and insurance, which are typically within 22 to 26 percent of an applicant’s income.  However, payment subsidy is available to applicants to enhance repayment ability.  Applicants must be unable to obtain credit elsewhere, yet have reasonable credit histories.

From New Mexico to Sequim

Over a year ago, during a visit to the Olympic Game Farm, we developed what we eventually called the “Sequim Syndrome.” We live in New Mexico and decided Sequim was where we wanted to live in retirement. On our second visit to Sequim, we met with Chuck and asked him to help us. Chuck's web site provides such amazing search capabilities. Chuck's site also contains a 1000 blog postings and a real estate video series detailing buying real estate in Sequim. We bought Chuck's book about Sequim real estate and set out to follow his advice carrying on an ongoing email and phone conversation with Chuck. Doing our due diligence “Marunde style” and using his MLS search site, we came up with about 50 homes that met our needs. We narrowed the list down to 15 properties that best met our needs. We came back to Sequim a third time with our list in hand, and Chuck spent two days with us showing us all the homes on our list. Not only did Chuck help us find that dream home, he spent time to educate us about the quality of construction, fair market values of various properties, home layouts, and the joys of Sequim living. We had a great time as we traveled from house to house.
