I’ve written about manufactured homes in Sequim from a couple of perspectives. I’ve written about their quality and how they compare to site-built homes, and I’ve written about the challenges of getting a loan on a manufactured home. While there are some challenges on the lending, if the manufactured home in Sequim qualifies with an appraiser and the standards of a lender and the FHA (if not conventional), and the buyer qualifies for a loan, a local loan from a bank like Sound Community Bank (which loans on manufactured homes) will not be any more of a problem than any other loan.
In past years the sale of manufactured homes in Sequim on lots consisted of 25% of all homes sold, but in the past few months that has dropped to 20%. Some of that has to do with the fact that many banks no longer make loans on manufactured homes. I also know that the vast majority of retirees want a site-built home rather than a manufactured home. Part of that is perception, but in the real estate market the value of a home is based largely on perception, so perception becomes reality. If everyone things a manufactured home is worth less, it is worth less, regardless of the quality of construction (which may be better than some site-built homes).
This home in these photos above is a gorgeous home on one acre in a great Sequim setting. The quality of the cabinets, countertops, appliances, floors, ceilings, and hardware are the same quality used in a custom site-built home.
This home sold for $219,000. Don’t bother trying to find another precisely like it, because my clients from California just took it off the market. They are very excited. The floor plan of this home, which you can’t see from these photos, is really one of the most inviting floor plans I’ve ever seen. This is an excellent example of getting extraordinary value for your money. I’m excited for my clients, because this home is in perfect condition, and it is in a great sunny location. Manufactured homes in Sequim can be a great buy if you find the right one in the right location.

Sequim and Port Angeles site built (or stick built) home sales get a lot of coverage, but what percentage of the market of homes sold are manufactured homes and condominiums? Here’s a chart of the comparison of all homes sold since January 2004 through June of 2008.
Manufactured homes (and mobile homes, which are included in this data) make up 25.5% of homes sold. That’s a larger percentage than I realized until I did this analysis. Condominiums (and townhouses, which are included in this category) make up 3/4 of 1% of homes sold.
This means that one out of four homes sold in Sequim and Port Angeles is a manufactured home or mobile home.
