Seattle Housing Prices & U.S. Trends


“The Composite 10-City and Composite 20-City indices once again saw month over month and year over year declines in May. While most cities continue to see year over year numbers decline, some areas continue to show home-price growth. Seattle, Charlotte, Portland, Dallas and Atlanta all showed modest gains in home prices versus a year ago.”

The Sequim real estate market and the Port Angeles real estate market have both seen excellent appreciation in recent years, but we now are seeing the slow down. Sequim had incredible appreciation until recently. Stay tuned for an upcoming statistical analysis of the Sequim and Port Angeles markets.

Olympic National Park Near Port Angeles

The Olympic National Park is incredible, if you love nature, the outdoors, stunning scenary, photo opps, hiking, jogging, biking, steep trails, rivers, lakes, and serenity.

Sequim Real Estate Sales Slow Down

In a free enterprise system, markets go up and markets go down. This is the cycle. Out here in Washington state, especially in King and Pierce Counties, and even here in Clallam County on the Olympic Peninsula, in 2005 homes and land sold quickly at greatly appreciated prices. In rapid appreciation, builders over build, and the mortgage market gets creative, coming up with new ways to get otherwise unqualified people qualified for loans. The party had to end. Now we wait to see how long the hangover will last. But, and this is the good news, those with money now or who can get the funds, stand to make a lot of money investing in real estate NOW, because the market eventually will return to steady and slow appreciation. Houses are still selling, because there are qualified buyers moving into the area. In the long run, real estate has been a strong and reliable investment in western Washington.     Sadly enough, people do get divorced, and as most everyone knows (some from personal experience), this can destroy the family financial security. Most times, the home must be sold, and the net proceeds divided as spelled out in the property settlement agreement as part of the final divorce decree. One should not make major decisions in a time of extremely high stress without good and trusted counsel. For goodness sakes, get some solid advice if you are or will be going through a divorce. Too many men or women get taken to the cleaners, and this means they often do not get half of the net proceeds from the sale of their home and other real estate. May I make a suggestion? Call me, and I’ll listen and give you some free advice. I’m a Realtor, but I did practice law for 20 years, so I understand what happens (or ought to) with real estate in a divorce.     Sequim Real Estate

    I’m often asked by people, “What’s the average days on market for selling a house in Sequim?” What peaks my interest is what that person will do with that information. It is useful information, but if one assumes it will take that number of days to sell your home, one could assume wrongly. There are Sequim homes and land on the market that have recently sold quickly, and there are others that have been on the market for 200+ days. Assuming a property is listed at the right price (and many are not), when the right buyer comes along, it will be sold, and it does not matter to that buyer if your property has been on the market for one day or 232 days. We get buyers who arrive from California or elsewhere, we learn what they are looking for, and when we find it, if it priced right, it will be sold. I’m not saying it is easy, but the point is that “days on market” is just one indicator of what is happening in a market in general.

  • Sequim Real Estate

    Sequim, Washington has water views, mountain views, valleys, recreation (biking, hiking, walking, boating, fishing, and all of this in beautiful scenary), and many great sights. The Olympic Game Farm has a variety of wild animals, including lions. If you live in California, check out my link to Sequim. Low crime, reasonably priced real estate, gorgeous scenary. It’s known as a retirement haven, too.

    FSBO (For Sale By Owner)

    I would say that working with FSBO’s is one of the hardest jobs a Realtor has. I’ve spent 30 years in the real estate business, 20 of them as a real estate attorney (I’m an Associate Broker), and I can say that having seen 10,000 traps for the unwary and so many mistakes and disasters from people trying to do their own thing without a professional, I can’t imagine selling real estate without all the knowledge and experience I’ve acquired. It’s dangerous out there, and litigation catches a lot of sellers and buyers. A person can get lucky, though, and sell their house as a FSBO, and everything seems to go fine. Those are the stories that encourage a FSBO. (The national average is that 84% of FSBO’s end up listing with an agent.) On the other hand, many FSBO’s leave tens of thousands of dollars on the table, and they never know it. Many of my clients over the years ended up getting more in the end than my commission cost them compared to going FSBO. Effective marketing, negotiating price AND terms is something that takes decades to master. Reading a FSBO book will NOT a master make. Using a FSBO service or a discount service, well you don’t really get the experience and knowledge of a professional at all. As they say, you get what you pay for, or don’t in this case.     A search on the Internet for the word “foreclosure” in Google gives you 24,100,000 hits. Eghad! Having done many foreclosures as a real estate attorney going back to 1986, I can tell you very few people make money in foreclosures. Most of the money is made in selling services, seminars, and books on how to make money in the foreclosure market. I can count on one hand the clients I’ve had who actually made money in foreclosures. Can you make money with a foreclosure? Absolutely. But they are far and few between. This is a reality check for some. For others, I’m sure this is no surprise at all.   • Real Estate Investing in Paper

    Investing in real estate comes in many forms, including paper.  If you are looking for a secure way to invest in real estate and get an above market return on your money, buying a secured interest in real estate is an excellent way to do this.  You can purchase a note (and deed of trust) at a discount, a real estate contract at a discount, and receive a rate of return that is substantially above the rate in the original note.  I used to work for the largest purchaser of notes in the State of Washington, and traveled the State enforcing the notes we purchased.  There’s a lot to doing this, and a full explanation is beyond the scope of this brief blog entry, but you should be aware of this opportunity.  I’ve had clients who have a retirement based completely on their income from the discounted notes they purchased.  It’s very cool, but there are many traps for the unwary, so know what you are doing, or get professional help.

  • Port Angeles Real Estate

    Since Sequim and Port Angeles are neighboring cities only 15 miles apart, anyone seriously considering buying a home or land here will want to do some due diligence in deciding where to buy and live. Port Angeles is about 6 times as large, has a large port to International waters, and offers close access to the Olympic National Park and more. Sequim is a well organized city with many new housing developments, and Sequim has a “rain shadow” of sorts. Prices are higher in Sequim for a comparable property. There is a great golf course in between. There’s a lot to consider. You can search properties on my web site to compare properties and prices.

    Sequim Real Estate

    Some talk about the poor state of the real estate market, but Washington state has been one of the strongest and most stable markets in the nation. An August 7, 2007 article in the Seattle Times newspaper reported, “Prices of King County houses and condominiums last month increased 9 percent compared to a year earlier — even while the number of available properties grew 51 percent.” The Sequim real estate market and the Port Angeles real estate market are not seeing any significant drop in housing prices either. We have a surprisingly strong market, even under slowing demand in the face of more housing construction.

    Mortgage Fraud

    If you do a Google search of “mortgage fraud” you get 938,000 hits. Wow!

    Ricky L. Hamilton
    , 52, Grandview, Missouri, pled guilty to a scheme involving a Kansas City, Missouri, City Councilwoman Saundra McFadden-Weaver. Hamilton was among three co-defendants indicted by a federal grand jury for conspiracy and wire fraud for their role in a scheme to engage in mortgage fraud.

    Michael James Brooker, 52, Fort Washington, Maryland, was sentenced to five years in prison followed by three years of supervised release for conspiracy to commit identity theft and obstruction of justice. The District Court Judge also ordered Brooker to pay restitution of $78,597.10.

  • Timber Trespass

    Timber trespass happens far more than most people realize. An unintentional or intentional trespass onto someone’s property and cutting trees is “timber trespass.” People can work up a serious froth over this, and battles ensue. I’ve represented many clients in civil lawsuits on this.  Sometimes friendly people can simply work it out, but every once in a while there is what I have called, “the neighbor from hell.”

    Timber TrespassThe Washington state law can award the stump value of each tree wrongly cut down on a neighbor’s property, which is the fair market value of the timber, and the court can award three times the stump value.  If the cutting was intentional, the court can also award attorney’s fees and costs.

    Buy Real Estate Safely

    What do I mean? There are about a thousand ways to get into legal trouble in a real estate transaction, so my recommendation is that you practice preventive law to stay out of trouble before you sign a contract to buy. There are literally volumes written on the problems people get into, and I’m sure you don’t want an expose here on that laundry list, but you can save yourself so much stress, money, and time by doing your due diligence ahead of time, and frankly, if you’re not a real estate expert now, you need to become one unless you like playing Russian Roulette. I realize this is blunt language, but would you rather I not tell you the truth from a real estate lawyer’s perspective? Thank God I’m no longer a lawyer. I’m a Realtor now, but I still see the same old nightmares all the time. My hope for you is that you live long on your real estate and prosper!

    The best decision I made, once I settled on Sequim as the ideal place to spend the rest of my days, was to hook up with Chuck Marunde as my broker/go-to guy.     "Over a year ago, during a visit to the Olympic Game Farm, we developed what we eventually called the “Sequim Syndrome.” We live in New Mexico and decided Sequim was where we wanted to live in retirement.
