Searching the Sequim MLS for listings (or Port Angeles) to find homes for sale (or land) may not actually pull up all the listings that are for sale. Did you know that? If you are searching from a website that only has Northwest MLS listings for Sequim and Port Angeles, you should be aware that not all brokers and Realtors are members of the NWMLS, and at my last count, only two-thirds of the local listings were in the NWMLS. The Olympic Listing Service (OLS) does have 100% membership of all brokers and Realtors, so you would think that your search would be complete if you use a website with an OLS search database.
Here’s a tip to help you search for your next home. It’s not always easy to tell which service a broker or Realtor is using on his or her site. And there’s another small trap for the unwary. Some listings only show up in the NWMLS, because they are “For-sale-by-owner” properties, which can be listed by a seller in the NWMLS, but not in the OLS.
Why do things have to be so complicated? They don’t if you use my Sequim MLS Listings search site. I had it programmed to allow you to search both the NWMLS and the OLS. Is that cool or what? Watch the video above to learn how to use this MLS search efficiently and how to save your search results.

I believe the best Sequim MLS and Port Angeles MLS site where you can search all the local real estate listings is one I had programmed specifically with buyers in mind. The reason this unique is because you can search the entire Olympic Listing Service and the entire Northwest Multiple Listing Service easily from this page.
If you didn’t know, we have two MLS’s here in Clallam County, so our listings are bifurcated. Well, theoretically 100% of our listings are in the OLS, and from my statistical analysis, about 67% of the listings are also in the NWMLS. The reason this is so important to buyers is that they could be searching an aent’s website that only pulls in listings from the NWMLS, which means you will be looking at all of their listings but not all of the listings available here. If you have been reading my articles, you’ll already know that I am very consumer-centric, and I don’t like consumers not getting what they expect to get. Some agents might prefer you only see their own listings, so they can double up on the commission. That’s not the way consumers (buyers) ought to be treated. I’m a member of both systems, so I had my programmer set this page up so you could search both MLS’s here.

This is a great feature, because you can instantly see on the map where the listings are located, and you simply click on any that catch your interest, and the page opens to more photos and detailed information. Of course, you can also search by MLS# or by price and the number of bedrooms and bathrooms, acreage and so on.

A majority of buyers now start their home search with an Internet MLS search for Sequim and Port Angeles properties. This is true all over the United States.
Did you know that not all real estate brokers and not all agents are necessarily members of your local MLS (multiple listing service), wherever you may live in the U.S.? What does it mean if a broker is not? Let’s consider the implications.
Most people know that the MLS is where real estate agents post their listings. This is the first step in marketing a property. Putting the listing in the MLS gives other agents who are members of the MLS the ability to view the details of that listing and share the listing with their potential buyer clients. All of this exposes the listed property to more potential buyers.
So why wouldn’t a broker be a member of a local MLS? There are three logical reasons. First, it is too expensive. That is not likely, since it is not an expensive service. In fact, it is the least expensive marketing an agent will ever do. The second possible reason is that the broker has a better marketing plan. That could be, but this also not likely, since the best marketing plan would include first listing it in the local MLS. The third possible reason would be that the broker’s membership was suspended or revoked by the local MLS board. If that is what happened, we don’t even want to discuss going further with that broker. Anyone who list with such a broker either does not know about the suspension or revocation or they are on Ritalin.
For the consumer, there are several more important considerations in deciding to list with a non-MLS participating broker.
Your logical goal when selling your home is to get the highest possible price in the least amount of time. I recommend choosing your real estate agent carefully. It’s a very important decision for you.
