What makes this Sequim Buyer’s Agent tick?  That’s not a very interesting question except as to how it relates to your best interests as a buyer.  I’ll ask the question in another way.  What do buyers from outside the Sequim area really want from a Sequim Buyer’s Agent?  The question could also be asked this way–What does this Sequim Buyer’s Agent do for buyers?  These three questions may seem like quite different questions, and they would be except that my answer to the first question intimately tied to the answer to the second and third questions.

Sequim Buyer's AgentHow you form a question has everything to do with the answer you get, right?  The question, “What do buyers from outside the Sequim area really want from a Sequim Buyer’s Agent?” gets to the core of what I do everyday.  If I cannot answer that question, and if my personal work and passion are disconnected from that question, buyers will simply not gravitate toward my service, and they won’t be inclined to retain me as their buyer’s agent.  Most of all, if I can’t answer that question, I am not really doing anything for buyers.

How a Sequim Buyer’s Agent addresses these questions and how he views his clients will be the guiding force for his business model and everything he does for his clients, or doesn’t do for his clients.  [Please insert "or she" or "or her" wherever you read "he" or "his" in this article.  I made this last sentence gender neutral, but after six times in the same sentence, it was ridiculously hard to read.]

Sequim Buyer’s Agent – Personal Mission

My personal passion is to help buyers who are retiring to Sequim search for their ideal retirement home (or land), negotiate the best possible price and terms, complete all the due diligence necessary to protect them, and get all the way to closing without any problems.  There is much more to these simple steps than most people comprehend.  Having been a real estate attorney for 20 years, I could recite a long list of traps for the unwary that catch people all the time.  So doing it right is no small task.  As a buyer’s agent it is my passion to help my buyers do it right, with the greatest amount of success and the least amount of stress.

Why is this my passion?  One reason is that my whole life has been real estate, starting in the mid-’70s as a Realtor, then as a real estate lawyer, and again as a real estate broker and teacher and author.  But the one thing I love most is working mano-a-mano with my buyer clients as a Sequim Buyer’s Agent.

The other reason helping buyers like this is my passion is because part of my life mission is to help people improve the quality of their lives.  This is one way I personally fulfill that mission one client at a time.

    I rarely talk about what kind of agent I am.  I hate boasting and arrogance, especially when I see it in myself.  It doesn’t persuade clients anyway.  The purpose of this article is to share something I’ve never shared before with buyers or sellers.  What is it?  It’s a simple fact:  I have created the most effective and largest Internet marketing machine on the Olympic Peninsula in Washington.  That’s a fact.  It’s the system that I want to write about today.  The proof of the success of this system is seen in a couple of ways, only one of which I will mention here.

    Sequim Buyers Agent Sells a Lot of Homes in Recession

    Here’s the proof.  My system has sold more houses so far this year from January through September of 2011 as a Sequim Buyers Agent than any other Buyers Agent.  There are listing agents who have more total sales volume, but they are not selling as many homes.  Many listing agents just go out and list property and let other agents (like me) sell their properties.  Listing a lot of homes does not impress me.  Anyone can list a property, put it in the MLS and let other agents sell it.  The real estate business has spawned many listing agents.  List list list.  That for many agents has been the name of the game for several decades. 

    But what really serves the consumer best?  Giving a great listing presentation and putting a listing in the MLS so other agents can sell it?  Or marketing to connect with qualified buyers and actually selling homes as a Sequim Buyers Agent?  My conviction is that this marketing system has integrity and does what clients hope it will really do–sell homes.

    That’s precisely why I built a huge Internet marketing system to reach buyers.  It is working exceedingly well!

    Disclosure:  I pulled the data for this proof out of the Olympic Listing Service.  For the period from Jan 1 through Sept 30 of 2011, there are two agents listed ahead of me as selling more volume and more homes for all of Clallam County.  One is not a Sequim agent.  The other is not one agent but a whole team of agents.  That means for volume and the number of homes sold in the first three quarters of 2011, my system has sold more homes than any other individual Sequim Buyers Agent.

    The reason why so many buyers want their own Sequim Buyer’s Agent is because the conflict inherent in dual agency is becoming fairly well known around the country.  You have a dual agent if your real estate agent is both your buyer’s agent and the listing agent of the home you want to buy.  Here is a common sense way I think about dual agency.  Imagine a listing agent working with a seller for over a year, having listed the home, had numerous meetings with the seller, emailed and talked on the phone a lot, spent a lot of time  and money developing advertising campaigns, and essentially having a important relationship with the seller.  The listing agent has promised that seller the highest possible price, and in fact the agent owes his client a legal and fiduciary duty to get the highest possible price.

    Now imagine the same agent begins working with a buyer who comes to town.  The buyer likes that house, and the agent has a legal and fiduciary duty to get his client the lowest possible price.  The conflict is very real.  Who will the agent fight for the most?  Where will the price end up?

    Sequim Real Estate Buyer’s Agent

    Buying Sequim real estate requires money and knowledge.  The knowledge involves an understanding of local Sequim real estate issues, and knowledge of real estate transactions.  I recommend hiring a Sequim real estate buyer’s agent who has the knowledge and experience and professionalism to represent you without any conflict of interest.   We all know life is full of conflicts, and that is certainly true in the real estate business.  This video lays out six major reasons you will benefit by hiring a Sequim buyer’s agent to find and negotiate to buy your retirement home.

    When you hire a real estate agent to help you find a home, you either hire a dual agent or you hire a  Sequim real estate buyer’s agent.  If you have called the listing agent off a sign or an advertisement, and you hire that agent to write an offer on that house, you have hired a dual agent. A dual agent represents the seller and the buyer. While this is legal in the State of Washington, it is in my opinion a legal conflict of interest.

    I believe there are six huge reasons you will find it in your best interest to hire your own buyer’s agent.

    1.  You have an agent who represents only your interests without a conflict with the seller.  Here’s an honest way to look at dual agency.  In the video I share an honest way to look at dual agency that will clarify the problem.  Now if you hire an agent to represent you as your buyer’s agent, you eliminate those conflicts that can work against your best interests.

    2.  You can find and hire a buyer’s agent who has the experience and professional abilities you need as you get ready to spend hundreds of thousands of dollars.  You undoubtedly are very careful when you selected a financial advisor to invest your money for your retirement.  Isn’t it just as important to hire a qualified buyer’s agent to advise you as you spend a very large sum of your hard earned money on your retirement home?

    3.  A buyer’s agent has a focused interest in protecting you, and that means bending all of his resources, knowledge and experience to help you find the best home, negotiate the best price, handle all contingencies appropriately, protect you from legal liabilities and contract ambiguities, and in being your transaction coordinator from mutual acceptance to closing.

    4.  Because your buyer’s agent does not have a legal or fiduciary duty to protect the seller, he can negotiate the price and terms entirely with your interest and preferences in mind.  This is not a small thing.

    5.  A Sequim real estate buyer’s agent has no financial incentive to act as your dual agent and make twice his regular commission.  More about this on the video.

    6.  A Sequim real estate buyer’s agent has a desire to help you do your due diligence on your home to avoid problem areas, bad septic systems, polluted wells, standing water in the crawl space, and a hundred other potential problems that could crop up in the wrong location or in a house.

    Water View Home Sold

  • Sequim Homes Selling

    Sequim homes are selling despite the real estate recession.  I’ve been very busy working with buyers from outside the Sequim area during these spring months.  Sequim has been written about in many magazines as one of the 10 best places to retire in America, and it sometimes surprises me that so many people from around the country know about Sequim.  What are people buying?  Here are properties I’ve sold in the first few months of this year.  These are homes and land purchased by retirees who chose this area as their retirement home.

    A three bedroom, two bath, 2,100 square foot custom built home on three acres in a quiet area north of Woodcock and east of Sequim-Dungeness Avenue.  This home has hardwood floors, custom built kitchen cabinets, vaulted ceilings, a large two-car attached garage, a guest house with 600 square feet, a large fenced dog area separate from the yard and an asphalt driveway.  This gorgeous home sold for $387,500.  I wish I had more homes like this one to sell in this market.  I acted as a buyer’s agent.

    From New Mexico to Sequim

    Over a year ago, during a visit to the Olympic Game Farm, we developed what we eventually called the “Sequim Syndrome.” We live in New Mexico and decided Sequim was where we wanted to live in retirement. On our second visit to Sequim, we met with Chuck and asked him to help us. Chuck's web site provides such amazing search capabilities. Chuck's site also contains a 1000 blog postings and a real estate video series detailing buying real estate in Sequim.
