How many Sequim homes sold last month (September 2011), and what kinds of Sequim homes sold in this real estate market? We have to be careful how we use market statistics, because you can draw incorrect conclusions if stats are not weighted and homes not differentiated.
Sequim Homes Sold Last Month – All Prices
In Sequim and Port Angeles (all of Clallam County) a total of 26 homes sold. Anyone who thinks homes are not selling should think again. Homes are selling, and 26 is a large number of closings for one month, September of 2011. [These stats include all of Clallam County, but most activity these days is found in Sequim.]
When we look at Sequim homes sold, we should differentiate, because buyers are not all looking at the same homes in the same areas or price ranges. There were 14 homes sold in September in the price range of $0 to $200,000. And as the numbers below show, there were 12 that sold above $200,000. Look closer at the lows, highs, averages, and median numbers, because these have relevance if you are buying.
In the higher price range, above $400,000, there were only 3 homes sold in September, and two were below $500,000. This also sends a message to sellers that there are a small number of buyers in the $700,000+ price range. Here is a graph showing Sequim and Port Angeles monthly home sales from January 1 to July 31, 2010. This data represents homes from $200,000 to $500,000, which represents the vast majority of all homes sold.

Clearly June has been the winning month, especially for Sequim with 32 homes sold and closed. One argument for such good sales in June is that the tax credit was the big motivator, and that certainly would have been a motivator, but whether it was the main motivation is hard to say. None of my buying clients, including three of my homes that closed in June, made their decisions based on the tax credit. They were buying anyway, the low interest rates were a motivator, and June is typically one of the best selling months of the year. In addition, some of the buyers in June in Sequim and Port Angeles are retirees who sold their homes back in California, Arizona, and Nevada back in March, April, or May.
One of my clients asked how many homes have sold on Bell Hill thus far in 2010. The answer is easy. Only two homes have sold on Bell Hill from January 1 through July 31st, 2010, and one of those homes was my listing at 1763 Doe Run, which sold for $399,000. The other home that sold was a great value, tool, and it was at 632 Fox Hollow.

Sequim and Port Angeles homes sold during the first six months of 2009 total 115 houses in the main price range of $200,000 to $500,000. This represents the vast majority of homes sold in Clallam County in Washington. This is down, as expected, to 11% of the total homes sold in this price range in the past five years. We see in this chart a steady decline from 2005 through the first six months of 2009.
There is some proof that good things are on the horizon. Standard & Poor’s Case-Shiller Home Price Index for 20 major cities rose 0.5 percent in May from its level in April. This is the first rise in this index since July 2006. This chart shows sales from June of 2008 through June of 2009.

No surprise that homes sold in Sequim in the first six months of 2009 in the price range of $200,000 to $500,000 have dropped this year compared to past years. Not since 2002 have we had these numbers. Here’s a chart representing sales for the first half of the year over the past 10 years.

The data includes site-built homes only, no mobiles or manufactured homes, and I weighted the data to include the vast majority of homes sold, which is between the prices of $200,000 and $500,000. This is the price range most buyers want in the Sequim area. Only 63 homes sold in Sequim in the first half of this year. This is valuable information for buyers and sellers.

Sequim and Port Angeles home sales activity for the first three months of this year compared to last year is instructive. Here we have a graph of the number of single family homes listed for sale in the local MLS and expired or withdrawn in the first three months for 2008 and 2009 (only the Olympic Listing Service has all MLS listings for our area, the NWMLS only includes some of our local listings, so be sure you are searching with the OLS MLS).
That we have so many listings that have not sold, but have been removed from the market should be no surprise when we look at this graph showing how the actual sales of single family homes in the first three months of this year compares to the first three months of 2008.

Sequim real estate is down like the nation’s real estate, but how are Sequim home sales looking for the first two months of this year compared to the past nine years? Here’s a chart showing the numbers. 2003 had the largest number of homes sold with 81, and for all other years since 2000, we ranged from 42 to 55 homes sold in the first two months of each year. This year, as expected, is our slowest at 26 homes sold in Sequim in our first two months of the year.
