Are Sequim homes selling above the listed price? Good question, and many around the United States who plan to retire in Sequim, WA, are asking if Sequim homes are selling at or above the listed price.
In fact, Sequim homes are selling at or above the listed price, and with an all-time low inventory of the ideal home most retirees want, the challenge is that many buyers are getting into competitive bidding situations. I’ll explain exactly what is happening in the Sequim real estate market, and I’ll share a real life example of a home that just sold and closed.
What is the Current Inventory of Sequim Homes in the MLS?
As of this writing there are only 29 homes listed for sale in the 98382 zip code, which is the Sequim area, and this includes all homes between $200,000 and $2 million, and does not include lots or townhomes or condos. It just includes single family homes. You can’t buy much of anything livable below $200,000, so we start there. The only other parameter is that the listing must be an active and available listing as opposed to an “Active Under Contract” listing.

Who is Buying Sequim Homes?
The profile of the buyer of Sequim homes is retired, in their 50s and 60s, had an entire career as a professional, is successful but humble, has been married for 30 plus years with some exceptions, and is mature mentally, emotionally, psychologically, and spiritually. They know what they want, and they know how to make decisions.

Sequim offers retirees the opportunity to escape the traffic nightmares of metropolitan areas, the high crime and homeless problems, as well as the high taxes and uncontrolled influx of illegal aliens–not my words. How Does the Selling Price Compare With The Listing Price?

This home on Falcon Road shown above had an interesting history, which Homesnap shows you, including the listing and sales prices and the dates. The home was built in 2004, so it is 17 years old, but inside and out it looks brand spankin’ new, and the yard is gorgeous out back. On November 15th of 2020 this home went on the market for $499,999, and it went under contract 5 days later on November 20th. Unfortunately, there was a surprise no one anticipated. The buyer had a Federal Tax lien that disqualified them from getting a loan.
The home went back on the market on December 4th, 2020, and but the buyer backed out. The buyer was a recent widow, and having just lost her husband, she made an offer on this home and planned to move to Sequim, but she got buyer’s remorse, thinking that maybe she had made a rash decision too soon after her husband’s death. Totally understandable.
The home went back on the market for a third time on December 14th, 2020, and I represented the buyer as an Exclusive Buyer’s Agent, and we got the home under contract two days later on December 16th. It closed on January 20th, 2021 at a price of $500,000. And my buyer clients are two of the most wonderful people you could ever meet. Again, Sequim attracts amazing people from around the country, and I’m thankful for that. It certainly makes my job enjoyable.

Hello Chuck, got any advice for a gal who would like to sell her wooded 4.75 acres untouched off of River Rd and probably one of only a few left that are in the county , but right next door to 1 acre or more lots that actually are within the Sequim city boundries ?
