You’re not going to find anything like this in the Sequim area for horses. Nothing like it at all in the inventory. There are a few properties in the inventory that do not prohibit horses in the CC&Rs, but they don’t have sufficient acreage to graze or exercise horses. Having one horse on 2.5 acres is difficult enough, because that acreage includes the house, garage, detached buildings, stables and possibly a small barn. There is enough room for a horse to walk around and get some exercise, assuming the land is all level or nearly level, but many bales of hay will have to brought in for the horse throughout the year. There certainly isn’t enough acreage to grow hay for the horse.
With 15 acres set up for horses, there is plenty of room for grazing, exercise, pens, pastures, paddocks, arenas, a big barn with stables, and enough land to grow . . . 700 bales of hay annually on this property. That’s pretty extraordinary. Then again, Sequim is an ideal climate for this kind of land use.

It’s currently listed at $1,450,000, and showings don’t start until tomorrow, June 5th, 2021. Offers will be reviewed by the sellers on June 11th by 5:00 P.M. There are some features you won’t find in the MLS data sheet only because the MLS input form doesn’t have any way to get it in there. Here’s additional information:
First, this property is over 15 acres, but one of the 5 acre parcels is a legally separate tax parcel that could be sold someday if you wanted to do that. That could be a nice piece of change for those retirement years when you slow down and reduce the number of horses you have on the ranch.
Second, the Cline Irrigation Ditch does abut the property, and while the current owners never needed to install and run pipes across the farm, you could find out what the District would need from you to do that. Having access to an Irrigation system from the Sequim-Dungeness River is worth a fortune now as water rights are becoming more valuable.
Third, there is an Infra Red Sauna in the house, which comes with the house.
Fourth, there’s quite an organic vegetable garden, all nicely fenced and safe from the animals and deer.
