Real estate marketing has changed how real estate is bought and sold. While most people and most Realtors know this, not all have adapted. The Sequim real estate market has suffered like most areas around the country, and sellers who have not been able to sell their homes at a price they need to get are frustrated. I just attended two days of seminars in Seattle, required for continuing education credits. There were about 600 real estate agents attending. As I looked around the room in the seminars, I noticed that the majority of Realtors were in their 50’s and 60’s. A lesser percentage were in their 40’s and a small percentage were in their 20’s and 30’s. Years ago the National Association of Realtors did a survey, and the average Realtor in the U.S. was a 51 year old woman. I think these two days of seminars affirmed that the majority of Realtors are women in their 50’s with an almost equal number of men in their 50’s. The majority of the classes were about real estate marketing, and this is where it gets interesting.
During the classes, some of the instructors took some quick surveys of the group. Here’s what I found fascinating. In each of the sessions, the vast majority of Realtors are not using advanced technologies and Internet marketing to market their listings or to connect with buyers. That’s actually an understatement, because when the instructors asked how many Realtors were using different powerful real estate marketing tools, only 1% to 3% raised their hands. In other words, at least 97% are not using some of the most effective and powerful real estate marketing techniques today.
There are many powerful real estate marketing techniques that can be used today, but this generation of Realtors in their 50’s and 60’s have been slow to catch the baton and run with it. This is why so many sellers are frustrated. Sellers may not be experts on real estate marketing in this Internet world, but they do understand that there is more, much more, to marketing their homes than just putting them in the MLS.
Buyers are using the Internet to search for real estate, and buyers are doing their due diligence before they hire a Realtor, and relationships are being built using good professional real estate marketing strategies.
