Sequim Homes for Sale: Why Buyers Don’t Buy

There are 771 Sequim homes for sale in the Olympic Listing Service.  That number has actually dropped a little recently, but not because homes are selling rapidly, but because a surprising number of sellers have given up and taken their homes off the market.

In this chart you can see that the vast majority of Sequim homes for sale are priced from $201,000 to $300,000.  Buyers of homes in the range of $501,000 to $600,000 only have 34 homes to choose from, and actually this number represents listings in Sequim and Port Angeles, which is most of Clallam County listings.  If you are looking for a gorgeous custom built home with a fantastic water view on enough acreage so you don’t have to worry about your neighbor seeing too much through your windows, you will be in the upper price range above $600,000.  Clients often wonder why they can’t find the perfect home that is precisely what they have in mind.  From $601,000 to $700,000 there are only 22 homes listed in all of Sequim and Port Angeles.  From $701,000 to 800,000 there are only 15.  And some of the best water views will be found from homes priced from $901,000 to $1 million, and there are only 6 such homes in the county.  Of course, of these homes, the ones with water views would be even less.

No wonder it is so hard to find the perfect home.  When the discerning buyer filters through the MLS and narrows down the list to those homes that might be “the one,” that number gets pretty small in this little market on the Olympic Peninsula.  We do have many gorgeous homes with stunning water views, but not for sale.  People who move to Sequim tend to love it and live here for the rest of their lives.  That means if you find the perfect home with a stunning water view, you are very fortunate.

As I’ve been showing some of these more expensive Sequim homes for sale recently, a few of them have scared my clients away for a couple of reasons. What are those reasons?  A main reason is that the homes are too remote and the driveways are far too steep into the mountains.  Of course, some of the best high water views of the entire Strait of Juan de Fuca or Sequim Bay or Discovery Bay will be homes that are high in the mountains, and that often means a long steep road and maybe a long steep driveway.  Some of these driveways are paved or concreted, but a steep driveway does make people a little nervous when it comes to being 1,000 feet in elevation where snow can stick for two weeks in the coldest part of the winter.

The other reason some of these more amazing homes in the upper price ranges are not snapped up by qualified buyers is that the architecture is a bit unusual.  I think retirees who have their dream home built in Sequim often neglect a very important design issue, and that is designing a home that someone else will want to buy.  Super unique qualities or features may seem like a good idea at the time, but five or ten years later, if it strikes buyers wrong, it simply doesn’t sell. That’s true about too many nice homes in Sequim.

I love looking at many different kinds of homes.  I admit that showing clients Sequim homes for sale is a lot of fun.
