Is there a home shortage in Sequim? Yes. If you’re buyer shopping for a home in the Sequim area, you know this. Many buyers are looking on the Sequim MLS every day, but the inventory is so low, they can’t find what they want within their budget.
For example, I’m on hunt for a home for a client, and he and his wife have very specific parameters, but not unusual parameters. They want what so many other retirees want–a 3 bedroom, 2 bath, single level home, a minimum of 1700 square feet, on a somewhat private lot which typically means an acre in Sequim. The vast majority of retirees moving to Sequim are not at all interested living in a subdivision where homes are packed onto postage sized lots where you look out your kitchen window and waive at your neighbor who is also at their kitchen window only 10 feet away. Yes, I know, some retirees are buying those homes, but who are those people and why on earth are they moving to Sequim? LOL. Sorry, but this is called real estate humor. I know, I need to get a life.
Yesterday I searched for homes based on my buyer’s parameters, and within their budget of $400,000 to $450,000, only two homes are currently listed. That’s just nuts. The home shortage is real. One of the homes was so bad I wouldn’t show it to my dog, and the other one is on one of the busiest roads in the country. Far too noisy.
I stretched his price parameters by a little to the upside ($20,000), and we did find two homes to look at, but one of them was just weird. It had an odd floor plan and was very dark inside with very little natural light, and the master bedroom had two walk-in closets with a makeup room in one of them and there was a separate room off the master bedroom which we could not figure out.

Charlie: I used to have a site with hundreds of forms and checklists for real estate when I practiced law, but I no longer maintain that site. Forms change over time as litigation requires changes, and if I put a form as important as a community well agreement that is outdated on the Internet, or even if it is up to date, people will tend to copy it and use it even though it may need customizing for their specific purpose, and to use the wrong language in a form as important as one affecting real estate could be a legal nightmare later.
