Buying a home in Sequim is a major decision with a large price tag.  It makes sense to have a strategy for buying a home in Sequim.  As a real estate broker and having been a real estate attorney for 20 years, I could tell story after story about buyers and sellers who ended up in nightmare scenarios because they did not do their due diligence or did not get wise counsel during the process.  Don’t take my word for this, just look at all the attorneys who are getting rich off other people’s miseries.  My job, if you will allow me, is to give you 30 years of experience with these articles, and via email and telephone should you want to contact me.

Buying a Home in Sequim for Tom and Cynthia

I recently showed homes to Tom and Cynthia who were very excited about a particular home.  Tom and Cynthia had been thinking about buying a home in Sequim for many years.  Of course, when you are looking at a home online with the 8 to 13 photos posted in the MLS database, you only get a vignette of what the home and location really are.  Until you put boots on the ground, you won’t know for sure if you’ve found the perfect home.

When Tom and Cynthia arrived, we first looked at their first choice, and then we spent the rest of the day and most of the next day looking at homes that were also on their “possibilities” list.  They narrowed their search down to two homes, and ultimately decided to have me write an offer on their first choice.

Buying a Home in Sequim and Due Diligence

After negotiating through a counteroffer and a counter to the counter, we reached mutual acceptance.  That’s when we began our detailed due diligence on issues such as the building permit file, the septic system, the well, as well as the home inspection.  The other addendum I included for my clients was a Neighborhood Inspection, which gave my clients the ability to spend some additional time checking out the adjacent properties, and to meet one of the neighbors to chat about any possible issues of concern.  I wanted my clients to make a fully informed decision when it comes to buying a home in Sequim so that the ultimate decision would be one they are completely satisfied with.

There are many issues to consider when buying a home, and each area of the country and each county (and even within each county) there will be unique property and legal issues to consider.  In other words, there are traps for the unwary everywhere, and buying a home in Sequim is no exception.

The key to finding and buying a home in Sequim without any glitches and without any serious problems later is getting wise counsel.  When you talk with your Realtor about buying a home in Sequim, you should also discuss your strategy for negotiating and handling counteroffers.  You should discuss the addendums and contingencies that are relevant for your purchase.  There will be a few dozen critical issues that need to be carefully discussed, and until you are comfortable with your Realtor and the details of your purchase, you should not buy.

By the way, Tom and Cynthia are now the happiest homeowners in Sequim.  Life is good for retirees in Sequim.  Buying a home in Sequim is no small decision and it will pay to have a good strategy.
