The Right Port Angeles Homes Are Selling

Are Port Angeles homes selling?  The answer will be similar to the question, “Are Sequim homes selling?”  The answer is that the best homes in the best areas at the best prices are in fact selling, and they are selling just like they did before the real estate recession.  Yesterday, I wrote an offer on a Port Angeles home.  When I wrote the offer, the house was available and “active” in the MLS.  My client signed the offer, wrote an earnest money check, and I submitted the offer promptly to the listing agent.  As always, I called the listing agent to tell her I submitted the offer via email.  She called back to tell me an offer had been accepted just hours earlier.  This morning that listing still shows as active in the MLS, although it is pending.

Port Angeles HomesThis is proof again that the real estate market here is bifurcated, meaning that there are essentially two markets.  One market includes a large inventory of Port Angeles homes that are not selling very well, many of which have been on the market for a long time.  The other market, or the other segment of the market, consists of homes that qualified buyers do want.  These homes probably make up only 2% or 3% of the inventory, but these homes are consistently selling within a reasonable period of time.

Not only are these homes in this smaller segment of the market selling in a reasonable period of time, many are selling at full price, and there is competition in buying them.  The offer I wrote yesterday was beat by another offer by a matter of hours.  Last month I wrote about another Port Angeles home that I wrote an offer on, and that one also was sold the same day by a second offer that was at full price.  I sold another Port Angeles home a few weeks ago at full price that had another buyer who told the listing agent he wanted to write a backup offer.

Here’s the point.  If you see a home that fits your search parameters, and it is what you would consider the best home for you in the best area at a reasonable price, do not waste any time submitting an offer, because you can bet there is someone else, and maybe several buyers who think like you do, and who are also looking.  I can tell you that my buyers who have missed out because another offer was accepted on the same day were very disappointed.

Let me emphasis that this segment of the market is small.  The vast majority of the Port Angeles homes market is still behaving as though we are in a real estate recession.  It is only the smaller segment consisting of maybe 2% to 3% of the inventory that is behaving like a healthy market and these homes are selling.  It is this small segment, however, that includes the Port Angeles homes that so many buyers want.

How could a Port Angeles home for sale get stolen?  Well, it did, and this is the true story of how a custom built Port Angeles home for sale was stolen.  I know because I personally witnessed the entire episode.  This home was originally listed for over half a million dollars, and it just sold for $227,500.

Port Angeles Home for Sale – 10 Gorgeous Acres

We need to start at the beginning.  In April of 2010 this Port Angeles home for sale was put in the MLS at a price of $550,000.  It is beautiful custom built home, 3,440 square feet, hardwood floors, a kitchen with custom built cabinets, a large island, and far too many amenities to mention.  You can see from the photo how beautiful this home is.  There are 4 bedrooms and 3 baths, and a large entertainment area.  It was built in 2007, and it sits in the country in a very private setting (you can’t see any other homes).  But it gets better.  This home is nestled on 10 fenced acres, which is 80% cleared.  There’s a small guest home on the property, and a nice garage and shop.  Believe me, this is a rare property.

I showed this Port Angeles home sale several times over the years as the price slowly came down to $450,000 and after not selling for a year, it was relisted and the price raised to $495,000.  I’m not kidding.  There certainly can be a reason for raising a listing price, but in this case there clearly was not.  After not selling for another full year, the price was reduced to $425,000.  During this time, I wrote an offer on the house for what my clients (and I) felt was a reasonable fair market value in the amount of $345,000.  The seller’s and their Realtor laughed at us. 

At the time we drafted the offer, my intuition told me to take my clients down to the county building department and look at the building permit file.  That’s not something I do regularly, but in this case my gut told me something was missing.  I wasn’t sure what it could be, but off we went to the county.  When my clients and I ask for the county building permit file, which is public information, the county clerk said, “There’s no house on that property.”  I responded, “Yes, there is.”  With a straight face she said, “No there isn’t,” to which I replied, “Yes, there is.”

Finally, with a smile she brought out the file.  The owner had built this entire house without any building permit.  Is that amazing or what!  My clients as buyers would have to get permits in order for the house to be inhabitable legally.  The county told us there would have to be inspections of the inside of the house walls, the electrical, the plumbing, the foundation, the construction of the home, the roof, and so on.  If it all complied with the building code, the permit fees plus penalties would have to be paid.

Of course I called the listing agent and asked if she knew the house was never permitted, and if she did, why was it not on the MLS data sheets and disclosed.  I never got an answer, and the MLS data sheets in the weeks to follow never did disclose that this house was completely illegal and umpermitted.  Amazing.

This Port Angeles home for sale just sold at a foreclosure sale for $227,500.  Absolutely amazing.  I wonder if the new owner even knows that the house has no building permit.  However the new owner may have paid for it (with or without a loan), she certainly got one of the bargains of the century.  This Port Angeles home for sale was stolen.

Another Port Angeles Home Sold

Chuck Marunde is pleased to announce that he acted as a Buyer’s Agent in the sale of another home in Port Angeles.  This home is a four bedroom, two bath,  two story home with 2,600 square feet on a Port Angeles city lot.  It’s a nice neighborhood.  This home is a Bank of America foreclosure and was listed at $177,000 and sold for $128,000.  Don’t expect to find many deals like this.  This was one of the best prices I’ve seen in this area.

I had a great day showing Port Angeles properties to a couple from the east coast.  If you’re a potential buyer of Sequim real estate or Port Angeles real estate, you might find this interesting.  We started in the morning meeting at a local gourmet coffee shop to discuss my client’s goals, to review their parameters for the ideal home or land and go over the properties we had selected for viewing.  They also wanted my thoughts on where the market was going in the months and years ahead.  Their primary concern was timing, in other words, is this a good time to buy a home here?

The reason we were looking at homes and land was because this couple had not yet made a final decision on whether to buy an existing home or have a Sequim or Port Angeles home builder build their retirement home.  Part of their decision making process is to see what is available right now and what homes and land are selling for in this area.   We had a great time, and one of the reasons I love what I do as a professional Realtor is that I get to meet and work with some of the most incredible people I’ve ever met.  I swear that the people who retire to Sequim or Port Angeles are the kind of good, hard working Americans with old fashioned values and strong character that you love almost immediately when you meet them.  This is true for me as I meet my clients from all over the U.S.

Here are a few highlights.  We looked at a beautiful spec home, a 2-story craftsman style home with a deck that wrapped around three sides of the home.  This home is almost 3,000 square feet and has a garage with 10 foot ceilings with a double door and a single door.  This was a custom home built as a spec home by a builder who got in trouble because he overbuilt.  This home was completed in 2007,  and the bank foreclosed on the builder.  Believe it or not, it’s been for sale since then and no one has ever lived in it.

Having worked with home builders intimately, I’ve learned how to estimate the cost of developing a lot and building a home like this.  The lot is almost two-thirds of an acre.  The cost to buy this lot today, develop it and bring utilities in, and get the house permitted and built would be about $400,000.  It’s a nice custom home with good quality materials, but it’s not a top of the line custom home with the best possible materials, flooring, and cabinets.  The listing price?  Try just under $300,000.  Wow!  There’s no doubt this house is a steal.  It’s in a neighborhood of beautiful custom built homes on large lots, and there’s a golf course visible through the trees across the street.  Nice.

We also looked at lots, and nice lots in this area with paved streets and utilities installed are $73,500 and up from there.  And then we also looked at a lot that is several acres with a gorgeous creek running through it and a lot of privacy.  That lot is $250,000.

So what did my clients do?  They are hardly going to sleep tonight.  They are thinking about how fast they can wrap things up back home and get moved.  Happy dreams tonight!

There are nice homes for sale in the Port Angeles area, and then there are your ultimate custom homes built not by framers who became general contractors, but homes built by artists who love their work and cannot compromise quality if they wanted to.  It’s simply not in their genetic code.

Port Angeles Home Sold

Port Angeles homes are selling even with the market down from last year, but something interesting is happening.   Actually, two things.

First, even though the inventory is higher, the buyers here are cherry picking the best homes.   That means the competition is keener than you might think for the top 10% of the homes on the market, the kind that most people really want.   These homes are selling and gone from the inventory.

Second, the price of some homes is very negotiable, and the price of other homes is not very negotiable.   This second point requires an explanation.   In almost 30 years in the real estate business, I’ve never seen such elasticity in the listing prices and selling prices of homes.   An example will probably help explain what I mean.

One house is for sale for $284,500, already down substantially from the original listing price over a year earlier.   A buyer makes an offer of $260,000, which is $24,500 less than the listed price.   While that might not sound like a huge discounted offer at 8.6% below the current listed price, when you take into consideration that the original listed price was much higher, this is a pretty serious hit for a seller to take in this market.

The offer was accepted at $260,000, and the buyer proceeded with his due diligence, which included the home inspection, the community septic inspection, and the well inspection.   During the home inspection it was discovered that the back concrete patio was settling, most likely because the subsurface had not been properly compacted.   The concrete was cracking in several places, and the settling was resulting in water draining toward the crawl space under the house at one corner.   The pest inspection showed some indication of moisture ants under the house at that location.

After further volleys, the seller agreed to further reduce the price by $9,000 because of the concrete patio problems, so the final price at closing was $251,000.   (There is so much more to negotiating than most people realize, and a lot of effective tricks in the trade for the experienced professional.)

This 2005 home is a custom built, 1900 square foot home with a large double car garage.   It is a very nice custom home and definitely above the average stick-built home.   The home was a steal at $251,000.   This buyer won the lottery, even considering the present state of the market.   I know all this because I represented the buyer as the buyer’s agent.   The photo above is the home.     It was owned by a relocation company, which bought it from their employee who was transferred across the country.   The price of this home was negotiable.

The price of other homes may not be so negotiable.   Not all sellers are either desperate to sell or need to.   Many sellers would like to sell, but they can hang onto their home for a year or more if they don’t sell it.   These homes, and there are many, are not so negotiable on price or terms.

So we have a real estate market that is essentially bifurcated.   There is a segment of the market that is normal with supply and demand playing out, but with normal buyers and with sellers that are not desperate or under financial pressure to sell.   Then there is another segment of the market that is full of foreclosures, distressed properties, and sellers who must sell sooner rather than later.   The chaos that results in the market creates a segmented market where one house is dramatically effected by the economic forces to drive the price lower, but the house across the street may not be effected at all by the same variables.

If you are qualified to buy, and that is your intention, don’t ignore the first factor I mentioned.   Buyers are cherry picking the best homes right now, so the home you would consider ideal may be sold before you make a decision.

Port Angeles Homes Sold, Sequim Homes Sold.   As I analyzed what homes are selling in Sequim and Port Angeles, I charted the sales in $50,000 increments. This helped me see what percentage of homes are selling in each price category. It’s very revealing.   It does help explain why homes in the upper price ranges are not selling. They represent a very small percentage of the market.

Here’s an example of how to use this graphic.   If you’re selling a home above $400,000 and less than $450,000, this chart tells us that only 7% of all homes sold are in that price range in Sequim and 6% in Port Angeles.   If you have a home for sale in Port Angeles priced above $450,000 and less than $500,000, you are only reaching 1% of the entire buyer’s market.   Don’t be surprised if it is hard to find that 1 in 100 buyer.   If you’re selling a Sequim home or a Port Angeles home, this certainly broadcasts the need for effective marketing, doesn’t it?

Freshwater Bay – Port Angeles Homes for Sale

Freshwater Bay, just west of Port Angeles, Washington is about a 12 minute drive from the city, and is one of the Olympic Peninsula’s most beautiful water front havens on the entire west coast.   Gorgeous five acre parcels are common, and extraordinary views of International waters from the first and second decks are also common. As an out of state buyer unfamiliar with the area, it was important to me not only to have a real estate agent who knew the area well, but also one who knew the value of the properties. The best decision I made, once I settled on Sequim as the ideal place to spend the rest of my days, was to hook up with Chuck Marunde as my broker/go-to guy.
