Sequim listings can be found on many online MLS sites, but not all MLS sites are accurate and up-to-date, and some have grossly inaccurate information on some Sequim listings. I sold a Sequim home for $725,000 that had a Zillow Zestimate of $445,000. The sellers had almost $1 million in building that home. Many Zestimates are right on, but you cannot count on Zestimates. They can be misleading. I understand consumers’ desire to use syndicated sites like Zillow, but if you are looking for your retirement home in Sequim listings, I can share the most accurate and absolutely honest MLS site that has been specifically designed and programmed for retirees moving to Sequim. The content, the data fields, and the intuitive navigation are all designed with you in mind. No other site can make these claims with the same credibility. This site has over 10 years of my personal time in programming, design, and addressing buyer concerns and preferences.

Sequim Listings Online and How to Find Your Home
Sequim Listings Detail Sheet
This video will help you read the Sequim listings detail sheet for “Active” listings and “Sold” listings. Most buyers don’t know that on most MLS sites, listings that show up as “Active” may actually be pending. The “Status” may have various names, like “pending,” “pending under contract,” “active under contract,” “active pending bank approval,” and so on, but the problem on some MLS sites is that all of these still show up as “Active” listings. So you find a gorgeous property and call the listing agent only to find out after a few minutes of conversation that the property is pending, “but can I help you find another home?”
Why would they do that? You see many real estate agents use listings and even pending transactions to generate buyer leads to get more clients. I was the first Realtor in Sequim and Clallam County over a decade ago to program my MLS site to allow buyers to use an Advanced search to search only for truly “Active” listings that are actually available and not pending.
This video on Sequim listings will show you how to use this site and how to read the data sheet on Active listings as well as pending and sold listings. You’ll find this powerful Sequim listings site at Sequim4Sale.com.
