Finding your Sequim home builder may not be easy. There are many builders, large and small, hands-on and hands-off (subs do all the work and the builder is not involved), honest and less-than-perfectly honest, cheap and expensive, and stays on schedule and rarely finishes on time. I’ve known a Sequim home builder who does very accurate estimates up front and who guarantees the contract price, and I’ve known a Sequim home builder who always underbids other builders to get the contract and then makes it up with extras with change orders during construction.
What are you looking for in a Sequim home builder? Many people think that the contract price or price per square foot is what they should use to select their builder, but far too many have learned the hard way that the cheapest home builder is often the most expensive by the time you get done. That also means the honest home builder who gives you a higher estimate is so often the most honest who keeps his word, and in the end is the least expensive.
I can’t leave this subject without saying what I hope is obvious. You cannot judge a book by its cover, and if you think you can judge a Sequim home builder just by talking with him and getting an estimate that is below others, you may meet my proverbial “trap for the unwary” soon enough.
