Sequim Listings

Sequim listings can be found on many online MLS sites, but not all MLS sites are accurate and up-to-date, and some have grossly inaccurate information on some Sequim listings. I sold a Sequim home for $725,000 that had a Zillow Zestimate of $445,000. The sellers had almost $1 million in building that home. Many Zestimates are right on, but you cannot count on Zestimates. They can be misleading. I understand consumers’ desire to use syndicated sites like Zillow, but if you are looking for your retirement home in Sequim listings, I can share the most accurate and absolutely honest MLS site that has been specifically designed and programmed for retirees moving to Sequim.     Buyers are doing their Sequim Google search every day of the week many times a day. As a future Sequim resident, you undoubtedly having been doing your own Sequim Google search for answers to your questions. Doing a Google search reminds me of the older days when we would say at the office, “I’m going to Xerox this,” meaning that I was going to make a copy, but the copy machine may have been made by IBM or Canon or Toshiba. Since Xerox was the first in the game and made copying so easy with a whole new technology, we got into the habit of saying “Xerox copy” even when we didn’t use a Xerox copier. We do the same today by saying, “Google it,” even though there are many search engines we might prefer to use.

    Here’s the best tip you may get today. There is a search engine that is substantially better than Google, and you will benefit by using it if you are searching any number of topics in Sequim WA. I’ll tell you which search engine this is, and why it is better than a Sequim Google search.

    Like you, buyers or prospective buyers around the United States who are eying Sequim for their retirement destination, are doing their Sequim Google search for answers to many questions. In other words, buyers are not only searching a good online Sequim MLS site, but they are seeking answers on all kinds of issues in the Sequim area.

    Here’s what you may not know. A Sequim Google search will involve using Google, of course, but Google does two things you may not like:

    1. Google controls the results you get, and the results you get are not pure search results based on the best websites or blogs on the Internet for the search you did. Google uses algorithms that control the results based in part on their own advertising network and how they want to push people into advertiser sites. Google also has not tried to hide that their algorithms include some of their philosophy about lifestyle preferences and government and religion. Sergey Brin of Google said ultimately he thinks the ideal Google search result would provide one right answer, and he wants to be able to tell us what that one answer is.
    2. A Sequim Google search will pull you into Google’s ecosystem, which as you probably know, means your private information, including what sites you visit and what you look at are all captured by Google so they can sell your information to advertisers. You may have thought you were just using a free search engine, but you are the product they are selling over and over again to advertisers.

    Google has the majority of the search engine market (63%), but any Sequim Google search is not necessarily going to give you the best search results because of their corporate biases and algorithms. So what can you do to get the absolute best and most accurate results for your online search?

    Here’s some good news for you! does not try to collect your private information, and their search engine is not pre-programmed with political or religious preferences. Try some searches that you would normally do as a Sequim Google search, and check out the fantastic results you get.

    2. Sequim Buyers Agent, If you search this phrase without quotes, my sites come up on the first page of the search results in 1st, 2nd, 3rd, 5th and 6th. That’s 50% of the search results! That may look easy, but believe me it took 10 years, a lot of hard work, and some money to figure all this out. No other Sequim broker has spent the years and money to give you this free content-rich information, written by a experienced broker and real estate attorney (ret.).
    3. How much to offer on a Sequim home, With this search, my sites come up in 1st and 2nd position, not counting the paid ad at the top, which we all skip. But there’s something important I don’t want you to miss with these results. My articles actually answer the question about how much to offer on a Sequim home, while the other links are not giving you any answer. They are showing you photos of homes or trying to sell you on their service. That’s annoying, right? My search results always answer your direct question.

  • Brand New Sequim Listings (and Port Angeles)

    Brand new Sequim listings are easy to see now on the home page of When you pull up that home page, you will see all brand new Sequim listings (and Port Angeles listings) right there. But we’ve done some filtering for you to make it easy and quick to see brand new Sequim listings.

    Here’s how I filtered these new Sequim listings for you on this home page. First, these are new listings less than 14 days old. Second, these are homes listed at $250,000 and above. If you want to look at homes listed at less than $250,000, you can easily do that search, but 95% of my buyers can’t find the kind of nice home they want to live in at those lower prices, so I’ve filtered them out on this home page.

    Third, these are “Active” listings, meaning they are not pending or “active under contract”. In the Olympic Listing Service, which is where you find all these new Sequim listings, pending and “active under contract” (or “Act. Under Contr.”) normally show up when you do a search, but not on this home page. Why is this an important filter? Because most public MLS sites will show even the pending sales in the “Active” category, and many sites do not tell you the pending status. does show you the status, and if the “Status” field on new Sequim listings shows “Active,” then it is still available and not pending.

    In this market where the inventory of perfect homes that retirees want is so very low, and when buyers around the country are intently watching sites like every day, when their ideal home does show up in the new Sequim listings, they are on the phone with me so I can go preview it and call them back to debrief. Many have set up e-mail alerts so they will be notified by email of new listings that fit their search parameters. The point is, if the right home shows up, you probably do not have time to book a flight two weeks into the future. If that home is truly a great listing, it may be sold before you get here, as many buyers have painfully discovered.

  • OLS v. NWMLS: The Big MLS Battle in Sequim

    OLS v. NWMLS is a continuing battle between two MLS systems in Clallam County, which includes our two biggest cities, Sequim and Port Angeles. If you’re not familiar with the terminology, the OLS is the Olympic Listing Service, our local MLS (multiple listing service), and the NWMLS is the Northwest MLS based in King County outside of Seattle.

    Sequim and Port Angeles real estate brokers largely feel obligated to belong to both MLSs, which means entering their listings twice in two completely different systems with different data fields, different entry requirements, and different rules and penalties. There are a few holdout brokers who have refused to join the NWMLS as of this date. While I once thought it was wise and beneficial for my clients to belong to the NWMLS, I now realize having two MLSs is bad for everyone and all of us would be better off if we only used the OLS. As I will explain in this article, that is not likely to happen, so the OLS v. NWMLS battle will continue.

    OLS v. NWMLS

    The OLS includes the listings of Sequim and Port Angeles, and 100% of local brokers are members of the OLS. The NWMLS is based on the Seattle side of the pond and includes the listings of 25,000 brokers in the Seattle-Tacoma metropolis and the surrounding counties.

    I used to think that a Sequim homeowner who wanted to list and sell their home needed to be in the NWMLS in order to give their home the greatest possible exposure to the most buyers and the greatest possible exposure to the most buyer’s agents.     Our Sequim MLS Map just received a nice upgrade. Now the map is a full map covering the width of your computer monitor and making it much easier to search for listings on the map.     Once you have the map on your screen, you can use your mouse to open up the listings on the map and see all the photos and details. You’ll also notice there is a filter in the upper right side, and if you open that filter you have more choices to set your search parameters.   • Listing Email Alerts

    Listing email alerts are very important if you want to keep track of active MLS listings. If you have one or several homes that you are tracking, or a long list of favorites, it would be a lot of work to constantly check every single listing to see if the status has changed from active to pending. Listing email alerts will also alert you to price changes. I designed and programmed a Sequim MLS site that will do exactly that with listing email alerts. It’s wonderful and easy to use.     When you open a listing at, you’ll notice there is a status field called “Status.” Most MLS sites do not even show you the status of a listing. I included it because I think buyers deserve to know. This status field will show you if a listing is “Active” and still available, or if it is “Active Under Contract” (the equivalent of Pending).

    In the Sequim area, if listing email alerts tell you that some of the listings on your list are now pending, that doesn’t mean it isn’t still possible to make an offer. There may be only a remote possibility that the first offer will fall through, either because the buyer’s financing fails or there are home inspection issues that caused the buyer to walk. It is possible to draft a backup offer, but this requires some careful consideration and strategy. Transactions do not fail very often in this market, so a backup offer could be a waste of time, but this is something you would want to discuss with an experienced Realtor. Like me. (How’s that for a not-so-subtle pitch?)

  • Watch Out for Craigslist Scams on Real Estate

    Craigslist scams are rampant, and even after all the news and widely publicized Craigslist scams, people are still falling to these scams. The major scam that many Sequim residents are seeing involves Sequim homes that are for sale being fraudulently offered as rentals by con artists. Today I’ll share how this scam works so you won’t get caught by it.

    Con artists using this scam have been using it for about a decade now, and it continues even today. They have a few scripts that they use over and over again. One Craigslist ad will promote a local Sequim home that is for sale in the MLS as a rental home at a substantially reduced rental rate. They even steal a photo from the MLS to advertise it. You have to email them through an undisclosed Craigslist email, and there is no other contact information. These con artists are often in Ethiopia, India, or some other remote location. When you email them, they will email back that they are out of the country (sometimes on a “Christian missionary trip”) and that if you send the deposit of $1,250 (or a similar amount), they will arrange to have the keys delivered. Of course, they never deliver the keys.

    Beware Craigslist Scams

    By the way, you might wonder why Craigslist doesn’t stop these common Craigslist scams that have been going on for years and continue to this day. Craigslist does not have a customer support phone number or a direct email, and they never respond to support complaints reporting these scams. My suggestion is to simply avoid Craigslist altogether.     You can use this MLS site anonymously if you want to, but if you want to save your favorites to create a short list of homes to view when you arrive, you will need to register so the program can memorize you selections and let you log in periodically to review, filter, save and delete homes from your list.

    Zillow or Trulia are used by millions of buyers around the U.S. to shop for homes, and many buyers are using Zillow or Trulia to look at homes in the Sequim and Port Angeles area, too. I’ve spent many years using both Zillow or Trulia and many other online MLS sites, including dozens of MLS syndication sites.     I know many buyers love Zillow. It’s pretty, nice to navigate, has Zestimates, and several other features that are just plain cool. I get all that. But what you should know as a buyer is that so much of the data you are looking at is either slightly wrong or very wrong. There are listings on Zillow that are not even for sale, listings that have wrong prices, and Zestimates that are way off. I sold a home for $770,000, and Zillow had it listed for $440,000. Now, I fully realize that saying, “Don’t use Zillow because the data is notoriously bad,” will often fall on deaf ears, because if you like Zillow, you will continue to use it. That’s human nature, and people who like Zillow will generally continue to use it even when they find out a lot of the housing information is bad, especially if it has become a habit. We get used to a site, and we learn how to navigate it, and it’s easy to keep using it. So I’m not going to tell you not to use Zillow or Trulia. There’s nothing wrong with enjoying those sites. But I’m going to give you another more accurate MLS site to add to your arsenal if you are serious about finding a home in the Sequim or Port Angeles area. [Read Is Zillow Reliable?]

    Zillow or Trulia or is more accurate than either Zillow or Trulia for the Sequim real estate market by an order of magnitude, and here’s why. The data, all the photos and information about the property on this MLS site are taken directly from the source data–the listing Realtors in Sequim and Port Angeles. That is not the case with Zillow or Trulia which use automatic scraping software to pull data without legal permission from the local Realtors’ listings, and to pull data from a variety of online sources, also without permission. This data is then inserted in data fields on Zillow or Trulia, but there are no humans involved. The programming does not always get it right. gets it right 100% of the time. 

    So now you know about accuracy and data. Have fun using Zillow or Trulia, but add Sequim-Homes to your arsenal to get 100% accurate information and the status of each property, whether it is still available or pending and sold.   • Sequim Homes on MLS Look Different in Person

    Looking at Sequim homes online is so much different than looking at the same homes in person. Many of my clients have told me while looking at Sequim homes that some were not what they thought they would be based on the MLS photos. has a series of humorous commercials, and in one the Captain in his bright red decorated uniform says, “Here’s one for you (referring to an online hotel review), ‘It’s worse in person'”

    How well Sequim homes are represented online depends almost entirely on the quality and selection of photos. I’ve written elsewhere that in my estimation nearly 85% of MLS photos online are either poor, inadequate, or missing. It’s not hard to understand why. Real estate agents are not trained to be photographers. In fact, very few agents take photography classes or attend seminars on how to become better photographers. I know this because photography was one of my special interests long ago in college, and I was fortunate to learn from a master of International photography, Jimmy Bedford. I later became a professional sports photographer, because two of my sons became professional athletes. My photographic career was limited to my own sons’ careers, and I did not interrupt my real estate law career or my real estate brokerage career. My point in sharing this is that I recognize good photos, and I recognize poor photos. Buyers tell me all the time that Sequim homes online do not always get well represented by the photos.

    Of course, there’s nothing like seeing Sequim homes in person. Case in point. I recently showed clients homes over a two day period, and one of the last homes we viewed was almost not on the list. The primary photo in the MLS was very boring. There wasn’t anything exciting or even interesting about the main photo. Naturally, the majority of buyers filtering through Sequim homes online will judge Sequim homes based on the primary photo, which is a thumbnail photo when you look at a page of listings. 

    We reluctantly decided to look at this home, and it was what I call “a pleasant surprise.” It was precisely what my buyers really were hoping to find, and they bought it. The lesson here is that searching for that perfect home may sometimes feel like searching for a needle in a haystack, but realize that photos are not always representative of the homes, and sometimes you need to expand your search to look at Sequim homes you might not have looked at because of poor photos.

  • Should I Use Craigslist to Find My Home?

    Craigslist is popular for almost everything, including real estate, but should you use Craigslist to find your home? There’s nothing wrong with looking at Craigslist. There’s nothing wrong with looking everywhere when it comes to searching for your dream home. By my last count there are over 100 online sites that buyers like to use, but less than one dozen that get most of the eyeballs, and Craigslist is one of those. In this article I will share why using Craigslist is not safe and why it is not the best way to find your ideal home.


    Craigslist for Real Estate

    Real estate brokers are always asking, “Where is that magic advertising space that will sell my listings?” And home sellers are relying on their brokers to do a good job advertising their properties. Everyone wants to know where the buyers are searching and how to find the qualified buyers. The bottom line is that buyers are using a dozen major sites, and buyers will briefly visit many other online MLS sites, most of them national syndication sites. For local real estate searches, like the Sequim and Port Angeles area, buyers periodically will take a look at Craigslist.

    First, the obvious–Craigslist does not have all the Sequim listings. In fact, the real estate posts on Craigslist probably include less than 1/100th of the local listings. This means that the best home or your ideal home at the best price in all probability will never show up on Craigslist. 

    Second, the less obvious–there are local Sequim MLS sites and Port Angeles MLS sites that do include 100% of the local listings, and it is very easy to search these MLS sites. Using one of these local MLS sites means you will not miss that ideal home, and you will be able to review the entire inventory of homes and land.

    Third, let’s dispel a myth that you might find the needle in a haystack by searching Craigslist. If a real estate agent posts a listing on Craigslist, it quickly slides down the list as it gets older, and Craigslist makes it very hard to keep posting the listing without violating complicated Craigslist rules and getting banned. Getting listings regularly exposed on Craigslist becomes a game of cat and mouse for the listing broker.

    Craigslist and FSBOs

    And if a for-sale-by-owner (FSBO) posts a property, it quickly disappears until it expires in 45 days pages deep where you won’t see it. By the way, FSBO’s have not had much luck selling on Craigslist either, and don’t forget there is also a safety risk in dealing with a stranger who posts on Craigslist. Craigslist has a history of fraudulent users and a host of criminal activity that has hurt many good people. But here’s the bigger point. If a real estate broker is posting a listing on Craigslist, it is already in the local MLS, where all the other local listings can be easily found, too. 

    There is an alternative to Craigslist for Sequim and Port Angeles real estate listings that is 100% accurate, includes all the listings, is not fraught with fraud and criminal activity, and which is very easy to navigate. That site is found at Sequim Real Estate Listings. Use it and then come back and leave your comment here to let us know what you think. Now you know why using Craigslist might be fun but not very effective when it comes to finding your perfect home.

    Does Zillow Have Bad Data?

    Does Zillow have bad data? Many buyers around the country are using the Zillow site to search for listings and look at Zestimates on properties. As an insider in the real estate industry for 37 years, I have seen just about every gimmick and and many good and bad marketing strategies. Buyers and all consumers of real estate information should be put on notice that the answer to the question, “Does Zillow have bad data?” is a big yes. I recommend watching this video from the President of a large real estate company. Jim Abbott, president of the Abbott Realty Group and a 20-year real estate veteran in San Diego, recently announced plans to pull listings from Trulia,, Zillow and other online real estate sites. What Jim says in this video is absolutely true. Beware buyers. I do not recommend using Zillow if you want accurate information. There are local MLS sites (Sequim Real Estate) that are 100% accurate and that do not use gimmicks to use you to generate paid leads for other agents.

    If you are a buyer shopping for property in the Sequim or Port Angeles area, I recommend using a local MLS site that actually has reliable and accurate listing information and which connects with local real estate brokers without selling ads to any Tom, Dick, or Jane just to capture your lead.   • Which Sequim MLS Service Should I Search?

    As a buyer, you are undoubtedly searching public Sequim MLS sites online for your home or land. You may be using a local Sequim MLS site, or you may be using a site like Zillow, Trulia, or Did you know that there are two MLS listing services for real estate brokers in Sequim, and did you know that not all the other national sites mentioned will include all those listings? Did you know that sites like Zillow are posting a lot of incorrect information about properties? This article will share how you can be sure you are getting 100% of the local listings on a Sequim MLS site, and how you can know the data is accurate.

    There are two Sequim MLS (and Port Angeles MLS) services, the Olympic Listing Service (OLS) and the Northwest MLS (NWMLS). All of the local listings are in the OLS, but only about half of the local properties are in the NWMLS. That is because many local brokers are not members of the NWMLS. The NWMLS is important because that is the MLS all Seattle brokers use, as well as most of the rest of the State of Washington. Those two MLS services have different IDX data feeds, which means local listings are broadcast to different sites, depending on where they originate.

    What does all of this mean? It means that for a buyer it can be confusing and frustrating if all you want is to be able to see 100% of the Sequim MLS listings, and you want 100% accurate information about those properties. Is there one Sequim MLS site where you can be absolutely certain you are getting all the local real estate broker listings, and where you can be absolutely certain that the data and photos are accurate?  How about a Sequim MLS site with information that comes from the source data, i.e. the listing agents’ own data sheets?

    MLS Listings vary so much, and the quality of the photos and data varies dramatically, so it can be hard for buyers to get an accurate idea of what a Sequim MLS listing is really like before coming to Sequim to personally view it. Buyers tell me this all the time. I help my buyers with additional photos and my personal observations by going through the house myself so they can either keep that property on their list or remove it. Short of that, here are a few tips that you might find helpful to improve your online research on an MLS listings.

    When looking at MLS listings online, you will find that it takes some practice to get good at filtering through the hundreds of homes online. I designed and programmed an MLS site that helps buyers get the most out of their search, but it is also easy to use and includes information that is hard to find on many sites. is that site. 

    The first filter for buyers is normally the photos. Unfortunately, many MLS listings have poor or missing photos. You will instantly know if a home is not what you want, assuming there are enough photos. The second filter is location. As you look at dozens or even hundreds of online listings, you’ll get better at eliminating the ones that just don’t appeal to you based on location or photos. An additional challenge is that all listing agents don’t enter information on a property exactly the same, so you’ll have to extrapolate and use discernment to filter when you don’t have good photos and full data on all of your MLS listings. You should use an MLS site that allows you to save your favorites and to keep refining that list between now and the time you come to Sequim or Port Angeles.
