Home sales and home building have picked up in some areas of the country. This is good, and it bodes well for the real estate market, but it does not necessarily give us a solid basis on which to predict a recovery. Any improvement, any increase in market activity is encouraging. The Sequim real estate market depends heavily on the health of the real estate market around the country, especially south (Oregon, California, Nevada, Arizona, Texas, etc.).
An increase in sales and building activity in a city like Las Vegas can be considered a lead indicator for Sequim, Washington, because many of our buyers come from these other states. There has been an increase in sales and building in the Las Vegas area, including Henderson, Nevada. In this photo above a home is building built in a Henderson subdivision. There are actually about 10 homes being built in this neighborhood right now, and while I was walking the neighborhood, another couple drove up and stood on a lot they we were obviously contemplating buying.

There are still segments of the real estate market that are in disarray and will be for years. Foreclosures and short sales will plague the market for the foreseeable future. The mortgage market is fraught with regulatory chaos that causes underwriters nightmares. But there are healthy segments of the real estate market, and qualified buyers with good paying jobs or good retirement pensions will continue to buy and build homes.
Homes sales are picking up in some key areas around the country, and that was true in Sequim, Washington this summer and fall.

Sequim home builder Rick Anderson of Anderson Homes, LLC guarantees the contract price so you don’t get surprised by “extras” or any other price increases. This is far more significant than most people realize. The standard home building contract in Sequim and Port Angeles is a cost-plus contract, which means the builder quotes a price but he gets to increase the price of your home as he builds it, (justifying the increase with additional costs) and contractually you have to pay whatever increases he adds to the price. That’s a great business model for the Sequim home builder, but not for you if you are writing the checks.

Who is the best Sequim home builder and the best Port Angeles home builder? I have no hesitation in answering that question after talking to hundreds of Sequim home builder clients here since 1994. As a practicing real estate lawyer for many years here, I picked up many clients from nearly all the home builders in the area, so I got an education I didn’t have to pay for, and I learned a lot of confidential information I would otherwise never have learned. I won’t talk about specific Sequim home builders (nor Port Angeles home builders), but we don’t need to.
What retirees want is a builder that can fulfill this checklist, and only one Sequim home builder can check all of these in my experience:
Sit with almost any home builder in the country, including a Sequim home builder and a Port Angeles home builder, and you will hear exactly what they know you want to hear. Almost all of them look good, smile nicely, smell good, and know the answers you want to hear. That’s sales for you. Give them what they want and get them to sign the contract.
I have heard to many nightmare stories about what happens after the contract is signed and they’ve paid their 30% down. There isn’t room here for all the stories. The real point is that there is a Sequim home builder who can check off all the items on this list.

Rick Anderson is building a custom home for Rick and Marilyn Crimmel in Sequim, Washington, and construction is proceeding nicely, and the pile of lumber is being transformed into something beautiful. This Sequim custom home is under construction and is shapiung up as it approaches completion. A new home is like a puzzle. While it is being built in the early phases, you can’t see what the final product will look like, except to look at the plans, like looking at the cover the puzzle box. What you can see while a home is being built, if you know what to look for, is quality in materials used and in the labor.
