  • Bluff Stability

    Bluff stability has not been a major concern in the Sequim to Port Angeles area until recently. In the last few years we have seen large sections of people’s high bluff peel off and fall to the beach 100 to 200 feet below. The area that is most susceptible to bluff stability problems encompasses an area along the bluff to the west of the Sequim-Dungeness Lighthouse spit all the way to Port Angeles. In this article I’ll show you how to identify properties that are at risk, and if you’re looking at buying a home on a high bluff, this will help you with questions about bluff stability. I’ll show you how to do this online, and it’s easier than you might think.

    The image above was taken from a Google Satellite view. This is an area just west of Port Angeles on West Bluff Drive, and you can see a massive section of the bluff that recently fell away. The bluff is now approximately 80 feet from the road and about 76 feet from the corner of this home. This bluff is 175 feet high, so as I stood on the edge of the bluff and looked down, it was a devastating example of why bluff stability is a concern for anyone wanting to buy a home on a high bluff in areas where bluff stability is at risk.

    If you are considering a high bluff property, here’s how you can do an online analysis of bluff stability, and while this is not definitive by any means, it is helpful to recognize when there may be grave risk. When I talk about grave risk or any significant risk of problems with bluff stability, I’m looking at the obvious. Examples of obvious bluff stability risk would include a major section of bluff that has recently peeled off near a home, or a bluff that is less than 100 feet from a home, and if a bluff is only 50 feet, more or less, from a home, I would consider this grave risk. Remember the context here is high bluff property, which is higher than 50 feet by my definition. A low bluff presents much less risk. Another important factor that determines risk is vegetation along the bluff with deep root systems.

    All of this is viewable online now. You open your Google search engine, and type in the property address. Then click on “Maps” and you will get a nice Google map with your property at the center. Now choose the Google map option called “Satellite” view. This will show you exactly what the property and the bluff look like, and you can see how far the bluff is from the house and how much vegetation is on the bluff, if any. Less vegetation or no trees or shrubs means less bluff stability. You can also see how steep the bluff is.

    You can measure the distance from the house to the top of the bluff with this Google Satellite view. You right click to show the option “Measure Distance,” and then you place a marker at the house and one at the top of the bluff. Google will measure the distance in feet. This is an incredibly accurate measurement, although I will qualify that by saying that it is possible the bluff has peeled off more since the Google Satellite image was last taken. Although Google Satellite maps do not show you the date the image was taken, you can find out by using Google Earth, discussed below. Google maps and Google Earth use the same image, and when you are in Google Earth, the date is shown at the bottom of the image. The date of the image above is 7-15-2013.

    Bluff Stability and Bluff Height

    As long as I’m giving you powerful free tools to do a cursory bluff stability analysis, here’s another fantastic tool to tell you how high the bluff is at a particular location. You cannot use Google maps for this, but Google has another tool to measure elevation, and it requires that you download a free tool called Google Earth. Once you have that installed, you type in a property address, and then you use the “path” tool to mark the property in two spots at the bluff and down on the beach, and then you will find the option to measure elevation. If you need help with that, do a Google search on “how to measure elevation” and you’ll get specific instructions.

    There you go. Now you know how to do your own quick analysis to examine bluff stability. You can drag your Google Satellite view along the bluff from Port Angeles to Sequim and see how many homes are at risk. It is surprising how many homes are right on the bluff or within 25 to 75 feet.

  • How much would a pier or boat dock add to the price of a home? Many buyers would like a waterfront home with a boat dock, but they aren’t willing to pay a huge premium for the dock. So let’s take a closer look at what is involved. First, the Olympic Peninsula may be surrounded by water, but there are not very many waterfront homes for sale with a pier or boat dock. If you would like a waterfront home, and you would like a pier, these numbers will help you evaluate the prices of homes with a pier.

    How Much is a Pier or Boat Dock?

    The value of a waterfront home has three components. The first is the land itself. Of course, location is everything and the view is a part of the value attributed to location. The second is the value of tidelands ownership. If waterfront property includes ownership of the tidelands, that adds significant value, although it’s hard to say precisely how much. Tidelands can be owned all the way to the low tide mark, or tidelands might be only partially owned, which means not all the way to low tide. And there is also something called “commercial tidelands,” and that would add more value. Adding $30,000 or more for non-commercial tidelands would be reasonable.

    Pier or Boat Dock

    The third component of value is the dock or pier itself. This is where you may be surprised by the cost or the amount that a pier adds to the total value. I just talked today to a gentleman today who has a pier, and between the permits and costs of obtaining the permits, which took many years, plus the construction of a basic pier with posts and timbers, he has about $100,000 in hard costs.

    What does all this mean? It means that if a vacant waterfront property is worth $300,000 by itself, then add another $100,000 in costs for the pier and maybe $30,000 to $50,000 for the full tidelands ownership. This vacant land would then have a value of at least $450,000. Then it’s a matter of what a ready, willing, and able buyer is able to negotiate with a willing seller. Now you know how much value a pier adds to waterfront property.

  • Sequim Waterfront Property

    Sequim waterfront property is hot. It always has been. After all, we are on the Olympic Peninsula in an extraordinary location–between the gorgeous Olympic Mountains and the beautiful Strait of Juan de Fuca with the San Juan Islands and British Columbia framed in the living room window. But are there some unique issues with Sequim waterfront property? Yes, and that’s what I want to share today.

    Sequim Waterfront Property and Bluff Stability

    I took this photo between Sequim and Port Angeles looking to the west, and as you can see the bluff in this area is a little scary looking. This is the most unstable bluff area along the entire coastline here, and major sections of the bluff have been falling off and threatening homes. So the first concern or “downside” of Sequim waterfront property is the stability of the bluff. Further to the east of the lighthouse spit, the bluff is quite stable and well protected from tidal action, storms and bluff baseline erosion. Read more about Sequim Bluff Stability.

    Assuming you are going to select a Sequim waterfront that is stable, the setback is the next issue. There is a 100 foot setback from the bluff, and they are talking about increasing that to 150 feet. Depending on the configuration of the lot, the topography, and the bluff vegetation, your view can all but disappear on the wrong lot. The whole idea of a waterfront lot is to have a view from the windows of your house, but if you have to walk to the edge of the bluff to see the gorgeous view, the lot loses a lot of its appeal.

    The next due diligence issue if you are considering making an offer on a Sequim waterfront lot would be the height restriction in the covenants (CC&Rs). If the water view for a neighborhood is being protected by a height restriction in the covenants, then you may only be able to build a single level home, and some CC&Rs have low height restrictions, like 16 feet to the peak of the roof.

    Pay attention also to homeowner association dues and road maintenance fees for private roads or driveways, because there are many private shared driveways when it comes to Sequim waterfront properties. And it goes without saying that a Sequim waterfront property with a clear and panoramic water view will be expensive. Expect to pay $300,000, plus or minus for a nice Sequim waterfront.

I showed several waterfront homes yesterday to clients, and their comments were very similar to comments other waterfront buyers regularly make. Each client has features they want in a home, and one home will have some of the features they love but not others. Then as they look at another waterfront home, it has some features the other home did not have but not some of the features they really love.     Sequim Bay water view or waterfront property is in high demand, and it’s hard to find. But what is especially hard to find anywhere on the beaches in the Northwest, including the Strait of Juan de Fuca and Sequim Bay, is a boat dock or pier. Today I sat on this pier on Sequim Bay on a beautiful sunny day. This pier is a short walk from the home, and the owners leave their kayak and boat on the beach.

It practically takes an Act of God to get approval for a pier like this. Then it can take years to get approved, and then there is the cost. This is a dream come true for many who retire in Sequim (or Port Townsend or Port Angeles).

    In Sequim the best water view is typically from a deck on the north side of the house, and the sunniest side will be the south side. The mountain view is also to the south. While Sequim is famous for being in the blue hole and only getting 16 inches of rain annually, we do get a combination of sun and rain that is hard on wooden decks. Wooden decks eventually fade, splinter, and rot, so Trex decking or other composite decking that is weather proof has become quite popular.

    In this photo above, my clients arranged their deck so they could entertain friends, which they enjoying doing regularly. And with a beautiful view of Sequim Bay, their deck is a Heavenly place of peace and relaxation. With spring arriving and flowers blooming, it is time again to enjoy the deck. When you’re looking at homes in the MLS online, it’s hard to tell which way the deck faces, but you can often use Google maps to help answer the question on the exact location of the deck and whether it faces north or south.

    Homes and Bluff Stability

    Bluff stability is a very important issue for homes on the Olympic Peninsula, but what if you’re on the Internet in Glendale, California, looking at waterfront homes in Sequim or Port Townsend or Port Angeles, and the listing says nothing about the bluff, the distance from the home, or how steep or unstable the bluff may be? I showed a home with a bluff that appeared to be quite unstable, but the listing said nothing about a bluff stability.

    I arrived at the home with my buyers (the first time I showed this home), and the first thing they wanted to do is walk around the house to see the water view, which was shown in the MLS with a photo taken with a telephoto lense. A telephoto lense might be a good idea to show the true water view, but a high powered telephoto lense that makes the view much better than it really is, ends up being a disappointment for buyers when the arrive to see the view. But there was a bigger surprise for these buyers, and my subsequent buyers who wanted to see this home.

    The minimum distance a home can be built from the top of a bluff in Clallam County is 100 feet, and there is talk of increasing that to 150 feet for safety. This home was perhaps only 40 to 60 feet from a bluff, but that wasn’t what really scared these buyers. The bluff appeared to be peeling off in some fairly large sections, and part of that looked pretty fresh. This was very bothersome, because there was no mention of any of this in the MLS.

    There is no legal requirement that there be such disclosure in the MLS, and a listing agent who is not a lawyer might not know how to draft such a disclosure, but wouldn’t you like to see something that indicates the house sits very close to a bluff that “may need to be examined by a bluff stability engineer,” or words to that effect? I know all of my buyers who I have showed this home to would absolutely say, “Yes.” 

    You are welcome to do what many buyers do as they are filtering through homes in the MLS. Call or email me and ask me about the properties you want to see. If I have seen it, I may be able to help you determine if it should stay on your list, because of a major issue, like bluff stability.

    Here’s what so many buyers retiring to Sequim tell me. They want a modern home built with quality, preferably hardwood floors, a modern large kitchen, nice stainless steel appliances with a gas (propane) cooktop, and an open floor plan between the kitchen, dining and living rooms. They also like the laundry room near the kitchen or between the kitchen and the master bedroom. They love a large master bedroom, a walk-in closet with a skylight or window, a modern master bathroom with double sinks and both a shower and comfortable soaking tub. Of course, it would be ideal if most of these rooms had a water view.

    They like the garage attached with an easy entry into the kitchen for carrying groceries. They also like a den on the main floor. In fact, they want all of this on the main floor, all one level. Having a second floor is okay for many buyers, because the guest rooms can be on that floor for kids and grandkids, but they do want to be able to live all one one floor. 

    They also want water available outside for all the landscaping without having to worry about water restrictions. A year round irrigation ditch or a creek would be the perfect solution. A modern electric forced air heating and cooling system with a heat pump is ideal for the Sequim climate and the most efficient way to heat a home in such a mild climate.

    Most buyers would love some privacy if they could find the perfect location. And if there is one last and major feature almost every retiree would love is a water view of our beautiful Strait of Juan de Fuca with the islands and Mount Baker on the horizon.

    I sold two Diamond Point Homes recently, one for $235,000 and one for $372,500. This photo is taken from the deck of the later. Diamond Point is only a 15 to 20 minute drive from Sequim, so it’s not remote, however, some retirees prefer to be closer to Sequim as there are no stores in Diamond Point. For those who are used to driving 20 or 30 minutes to town or to the nearest store, Diamond Point may be perfect.

    How to Find Diamond Point Homes

    One of the attractions of Diamond Point to many retirees is the little airport, and for pilots who have a small plane, this is Heaven.     The best decision I made, once I settled on Sequim as the ideal place to spend the rest of my days, was to hook up with Chuck Marunde as my broker/go-to guy.     "Over a year ago, during a visit to the Olympic Game Farm, we developed what we eventually called the “Sequim Syndrome.” We live in New Mexico and decided Sequim was where we wanted to live in retirement. On our second visit to Sequim, we met with Chuck and asked him to help us. Chuck's web site provides such amazing search capabilities. Chuck's site also contains a 1000 blog postings and a real estate video series detailing buying real estate in Sequim.
